That's a great question. Here's what you need to know.
Property Taxes
In Calgary, property taxes are based on your home’s assessed value and the City’s annual tax rate. Every property is different, so there's no one-size-fits-all number.
The good news is that the City of Calgary’s myTax portal lets you look up assessment notices, tax bills, and rates before you make any decisions. There’s also a Property Tax Calculator on the City’s website to estimate your annual bill.

Condo Fees
If you’re buying a condo or townhouse, the MLS listing will also show the condo fees. These fees cover things like building maintenance, shared spaces, and reserve funds, but the amounts can be very different from one building to another.
I always remind buyers: a lower purchase price with high condo fees can actually cost more in the long run. Add up all the monthly costs, not just the mortgage.
The Costs That Aren't Listed
This is where experience really makes a difference.
You won’t see home insurance, utilities, or maintenance costs listed anywhere, but they matter just as much. I can help you estimate these by assessing the home's condition, obtaining quotes from outside providers, and, when needed, asking the seller for more information.
